When people dream of a home in Italy, Tuscany usually comes to mind first. Just south of it, however, lies a region that many have not yet discovered: Tuscia. It has the same historic atmosphere, picturesque small towns and good food, but fewer tourists and usually more affordable property.
Where is Tuscia?
Tuscia is a historic region in northern Lazio, mostly within the province of Viterbo. It borders Tuscany and Umbria, and the city of Viterbo is about 80 kilometres north of Rome. The name comes from the Etruscans, who lived here before the Romans, and their traces can still be seen today.
What makes Tuscia special?
- Lake Bolsena is the largest volcanic lake in Europe, with beaches, small harbours and quiet villages along its shores.
- Civita di Bagnoregio is a medieval village on a tuff cliff that can only be reached by a pedestrian bridge.
- Montefiascone sits on the rim of the Bolsena crater and is known for its views and its Est! Est!! Est!!! wine. This is also where our partner Casa Sole has its office.
- Viterbo is the regional centre, with a medieval old town, the Papal Palace and thermal springs.
Life in Tuscia
Tuscia suits those looking for a peaceful life: small-town markets, local food and wine, lakes and nature. At the same time, Rome and its airports are close enough to travel easily or welcome guests. Many foreigners buy a holiday home here, and some move here permanently.
Why is property cheaper here than in Tuscany?
Tuscany is famous worldwide, and demand there has pushed prices up for years. Tuscia is still undiscovered, so property here is usually more affordable, even though the landscape, history and lifestyle are similar. The exact price of course depends on location, condition and view.
Keep in mind that taxes, the notary and services come on top of the asking price. With the calculator you can see an approximate total before you buy.
How to find the right home?
A local partner matters a lot in Tuscia. Casa Sole is a family business in Montefiascone that has been operating since 1980 and knows the area and its property market well. They help both with the search and when you have already found a house yourself, and they take care of documents, contracts and the notary.
Write to us in English, Estonian or Russian about what you are looking for, and we will put you in touch with the right people.
