Do I need to speak Italian?
No. You can talk to us in English, Estonian or Russian. The Casa Sole team speaks English and Italian. If you don’t speak these languages, we help with communication throughout the process so that language never becomes an obstacle. Casa Sole arranges contract translations and an interpreter at the notary.
How much does buying a house cost on top of the asking price?
On top of the asking price come the purchase tax (9% of the cadastral value for a second home, or 2% if you move there), an agency fee of 3% + VAT (a fixed fee for properties under €100,000) and a notary fee of roughly €1,500 to €2,500. The calculator shows an approximate total for your house.
What is a codice fiscale and do I need one?
The codice fiscale is the Italian tax code. You need it to buy a house and, for example, to open a bank account. Casa Sole helps you get one.
Do I have to be in Italy in person for the purchase?
Not necessarily. Some steps can be done with a power of attorney. Casa Sole helps arrange it and explains when you need to be there in person.
Can I get help if I found a house in another listing?
Yes, send us the listing link through the enquiry form. We will check whether and how Casa Sole can help with the purchase.
Can Casa Sole help elsewhere in Italy?
Casa Sole’s main area is the province of Viterbo (Tuscia) and parts of Umbria. If you found a property elsewhere, you can view it together with Casa Sole on site. The fee depends on the distance, for example about €50 in Montefiascone and about €300 in Florence. If a visit isn’t needed, you can order only the document check.

Tuscia, the province of Viterbo, lies between Rome and Tuscany. It offers medieval towns, volcanic lakes such as Bolsena and a peaceful country life, while property is usually more affordable than in Tuscany.
