Costs

What does buying property really cost?

The asking price is only the beginning. Purchase tax, the notary fee, the agency fee and the cost of translations and documents come on top. The good news: when buying from a private seller, the purchase tax is usually based on the cadastral value, which is normally lower than the sale price.

If the seller is a company, different taxes may apply. If you move into the house (prima casa), the purchase tax is much lower.

Main costs on top of the property price

Purchase tax, second home

9% of the cadastral value

Purchase tax, main residence (prima casa)

2% of the cadastral value

Notary

approx. €1,500 to €2,500
